Proof Of Funds
Hartwell Ventures is an independently managed investment trust that focuses on proof of funds & transactional funding requirements. We provide funds for Double Closings, Verification of Deposits, Down Payment Requirements, and Earnest Money Deposits.
VERIFICATION OF DEPOSITS:
If you are obtaining financing or have any other type of transaction that requires you to have a certain amount of liquidity or funds available that you currently lack we will provide you the necessary funds to meet your transactions needs. Our investment trust is fully liquid and depending on the needs of your transaction we will place funds with either escrow or a banking institution in your name. Seasoned accounts available.
DOUBLE CLOSINGS:
If you have a product (typically real estate) you would like to buy and resell to an end buyer for the purpose of making a profit on the spread we will provide you the funds needed to close on the first part of the transaction before immediately selling to your end buyer.
EARNEST MONEY:
If you have a product you are looking to purchase (typically real estate) and the seller wants to ensure your seriousness by requiring you to put up an earnest money deposit we will provide you the necessary funds.
DOWN PAYMENT FUNDS:
If you have a transaction closing that requires you bring in down payment and closing costs we will provide you the funds needed as long as the funds can be returned immediately out of the close.
The range of funds we provide for each of the above transaction types is from $50,000 to $110 million.
PRICING AND COST:
We are typically paid our fee at the time we provide you the funds however if you do not have the necessary fee money and we like your transaction we may be interested in a joint venture opportunity where we share in the profits your transaction provides.
